gbpartnerships' expert and dedicated teams have been supporting the NHS in the planning and delivery for some of the first Community Diagnostic Centres (CDC’s) that have opened across England.  

As recommended in the Richards Report, the new CDCs are transforming how patients access and receive care closer to home.

Our Services:
Consultancy through to Delivery of your CDC project

Demand & Capacity Assessment

Receive existing/historic clinical activity data, project demand for CDC model, generate outputs translatable to capacity, i.e. clinical rooms.

4-12 weeks dependent on availability and quality of data.

Spatial and Site Appraisal: Long-list to Short-list

Receive capacity inputs, develop the SOA, appraise sites using standard methodology, rank the sites, budget costings, shorter list from long list.

6-8 weeks dependent on no. of sites and quality of available estate information.

Technical Feasibility:
Short-list to Preferred Option

Develop short-list options to early RIBA stage 3 design proposals; room data sheets/equipment schedules; engage with users; obtain engineering input; appraise procurement options; design & construction programme.
6-10 weeks dependent on no. of sites & quality of available estate information.

Tenant’s/Employer’s Requirements

Produce Tenant’s/Employer’s Requirements master specification and appendices suitable for project delivery by others – e.g. landlord, developer, design and build contractor.

3-4 weeks assuming all project information complete and available

Design & Construction Documentation

Develop early RIBA Stage 3 information to full Stage 4, i.e. Stage 5 ready (Construction); engage with users & with local planning authority; produce town planning & building control application documents; produce final tender & construction documentation.
8-16 weeks dependent on complexity of scheme.

Procurement Advice

List construction procurement options relevant to project; appraise benefits on a quality/cost/time analysis; soft-market testing; report and recommendation.

2-4 weeks.

Delivery Support

Perform Employer’s Agent and/or Technical Advisor role for the construction period, from inception to handover; site inspections; site technical reports; support and advise on contractual issues.

Timescales dependent on contract period.

Move Management

Provide comprehensive logistical and project management support for relocation of human and physical resources into a new facility.

Project Management:
Pre-construction

Project management
pre-construction design stages, RIBA Stages 3-4. Includes surveys & other pre-construction investigations, developed scheme design, statutory approvals, technical design, tender & construction information, procurement of contractor.

Project Management:
Delivery

Project Management of construction and/or fit-out activities to handover of operational facility – RIBA Stages 5-6.

Project Management of FM services for operational facility.

Developer

When the system cannot capital fund, we can deliver a completed scheme taking on board full development risk. The scheme would be rented by the system providers. Services include:

  • Identify and secure sites

  • Secure competitively priced funding*

  • Fund & manage the design development & town planning consent process + any other statutory approvals

  • Procure a contractor to deliver the scheme

  • Manage the fit-out working with the system’s preferred equipment provider/s

 

*We have access to a variety of funding sources and commercial structures through existing relationships established over many years developing and funding primary care buildings. These include models that would see the facility handed back to the system at nil cost following the expiry of the lease. Timescales of dependent on complexity and scale of project.

  • 7 headline criteria

  • 17 ‘Descriptors’

  • The Descriptors are formulated as specific questions which are RAG scored

  • The matrix has embedded scoring formulae which can be adapted to specific programmes

  • Criteria and Descriptors can be weighted differentially to reflect specific provider and locality priorities
