Brunswick Park Health Centre

The Brunswick Park refurbishment followed a fire that destroyed parts of the interior of a GP surgery. At the time a £7m replacement surgery was planned, however when funding was withdrawn just before financial close it became necessary to refurbish the original 1960’s building. gbpartnerships were commissioned to assist NHS North Central London with the settlement of the insurance claim from the fire in January 2010, acting as the main point of contact for the Trust and negotiating the final settlement sum. The insurance claim was settled swiftly in March 2012 and final NHS approval for the refurbishment was granted in May.

Transforming Care and Communities

gbpartnerships first undertook the immediate replacement of the roof to prevent further damage to the building. With the ability to undertake this work immediately, gbpartnerships, as the LIFT Company for Barnet, Enfield and Haringey, used their Strategic Partnering Agreement and established, pre-approved supply chain, which has substantial experience in primary and community healthcare projects, enabling NHS North Central London to utilise the experience and knowledge to bring significant cost savings. The use of the Strategic Partnering Agreement meant that NHS North Central London did not have to go through the original OJEU process, which lead to time and cost savings for the public sector. Following the completion of the roof works, gbpartnerships were commissioned to manage the additional Phase 2 refit. The refit was undertaken as a minor capital project with gbpartnerships providing the project management, contract administrator role, and supporting NHS North Central London in the tendering process. Building works began on 21st May 2012 and have created a modern 21st Century healthcare centre for the local community with more space and facilities than before.

Tony Hoolghan, Associate Director of Primary Care for NHS North Central London said: “The refurbishment of Brunswick Park Health Centre will improve primary care services for local patients. Not only will the building have more space and facilities, but we are also in discussions about the additional services that could be provided from Brunswick Park Health Centre.”

A Centre for the Whole Community

The newly refurbished GP surgery provides fit for purpose accommodation for two local GP practices previously housed in cramped unfit premises. NHS North Central London increased the scope of the project from a ‘like for like’ refurbishment to a full refurbishment and internal redesign to increase the flexibility of the accommodation and enable additional services to be provided. As part of the options appraisal for the refurbishment, gbpartnerships undertook a review of the activity, capacity modelling and developed a schedule of accommodation. This was reviewed in light of the design development and increased requirements of NHS North Central London and together a much more functional and flexible design was achieved. Dr Okonkwo said, "This is good news for local patients. The staff and doctors at Team Health Care practice are excited about the refurbishment plans and cannot wait to see activities of work at the site. Then we can begin to plan our move back into Brunswick Park Health Centre.  Everyone affected by the fire on the 4th of January 2010 deserves commendation for their patience. We look forward to moving back to a refurbished Health Centre from where we aim to provide first class primary care services."

Partnership Working

gbpartnerships brought together a wealth of knowledge and expertise, in both the public and private sector in order to design and refurbish the new Brunswick Park Health Centre. The involvement of gbpartnerships did not stop once the funding for the £7m previous redevelopment was pulled, an immediate response was provided to the altered demands of the client and tailor the solution when funding was no longer available. This refurbishment clearly demonstrated LIFT’s capacity to provide bespoke estate solutions far beyond the original scope of the project.
